What we buy, and how

We purchase property directly, with cash, in the condition it is in today. Below is what we buy, the situations we buy in, and exactly what happens between your first call and closing day.

Single-Family Houses

A no-obligation cash offer on your house exactly as it stands — no repairs, no cleanout, no showings.

Most houses that are hard to sell are not bad houses. They are houses that need work, and the average buyer shopping the open market wants to move in rather than start a project. That leaves an owner choosing between months of contractor estimates and a listing that sits while the carrying costs keep running.

We buy the house in its current condition. There is no repair list to work through, no pre-listing checklist, no staging, and no parade of strangers walking through on weekends. Anything you do not want to take with you can stay exactly where it is — including furniture, appliances, and whatever is in the garage.

Outdated kitchens, worn roofs, aging electrical and plumbing, fire or water damage, foundation and structural issues, and houses that have sat vacant for years are all things we buy. They are the reason we are interested, not a reason to walk away.

Because we buy with cash, there is no lender, no appraisal contingency, and nothing that collapses a week before closing because someone else's financing did not come through.

Best suited to: Homeowners who need to sell quickly, or whose house needs more work than they want to take on.

Condos & Townhomes

Attached homes, including units carrying assessments, deferred maintenance, or an HOA situation you would rather be out of.

Condos and townhomes come with a layer that detached houses do not: an association, a monthly fee, and a share of whatever the building needs. When a special assessment lands, or reserve and inspection requirements push costs up, an owner can end up holding a bill they never planned for on a unit they were already thinking about selling.

That situation is difficult to list into. Buyers who need financing often cannot close on a unit in a building with an open assessment or a funding shortfall, which narrows the pool to cash buyers before your unit ever hits the market.

We buy attached homes as-is, including units with outstanding assessments, deferred maintenance, dated interiors, or a rental history you are ready to be done with. Tell us the building and the situation and we will tell you plainly whether we can help.

Best suited to: Condo and townhome owners facing assessments, HOA friction, or a unit that is hard to finance.

Small Multi-Family (2–4 Units)

Duplexes, triplexes, and fourplexes — occupied or vacant, performing or not.

Small rental properties are often held for years and then become a burden fairly quickly. A tenant stops paying, a roof gives out, insurance renews at a number that erases the margin, or the owner simply reaches the point of not wanting to take another maintenance call.

Selling a small multi-family on the open market adds its own friction — coordinating access to occupied units for showings and inspections, and buyers whose financing depends on the property's numbers holding up.

We buy duplexes, triplexes, and fourplexes in whatever state they are in. Occupied or vacant, current on rent or not, renovated or years behind on maintenance. You do not need to turn units, evict anyone, or bring anything up to code before selling to us.

Best suited to: Landlords ready to exit, and owners of small rental properties that have become more work than they are worth.

What we do not buy

We do not buy mobile or manufactured homes, and we do not work outside Pinellas, Hillsborough, Pasco, Manatee, and Hernando counties, Florida. If your property falls into either category, calling us will not be a good use of your time — and we would rather say so here than after you have explained the whole situation.

The situations we buy in

Condition is only half of it. Most sales come down to circumstance — a deadline, a cost that will not stop, or a property that has become somebody's second job. These are the ones we see most.

Foreclosure

If you have fallen behind and the clock is running, a sale can end the process before it reaches a judgment. Call as early as you can — the more time there is, the more options are still open.

Inherited property

A house you did not plan on owning, often out of the area, sometimes still full of a lifetime of belongings, and frequently with more than one person on the deed. You do not need to clear it out first.

The house needs major repairs

A roof at the end of its life, storm or water damage, structural problems, or years of deferred maintenance. We buy it in that condition rather than asking you to fix it first.

Relocating

A job start date, a family move, or a closing on the next place that will not wait for a listing to find a buyer.

Rising taxes, insurance, and carrying costs

Florida property insurance and tax bills have moved sharply in recent years. When the monthly cost of holding a house no longer makes sense, selling it is a legitimate answer.

Vacant or tired of being a landlord

A house sitting empty is still costing you every month, and a rental you no longer want to manage does not have to be turned over before it can be sold.

The process, start to finish

  1. Fill out the form

Send us the property address and a few details, or call if that is easier. We only need the basics to start: where it is, roughly what condition it is in, and what your situation looks like. There is no cost and no obligation.

  2. Pick a date

We review the property and put together a no-obligation cash offer. If it works for you, you choose the closing date — soon if you need to be out quickly, or further out if you need time to arrange what comes next.

  3. Close

Closing happens at a title company, and the costs are laid out in writing in your offer so nothing is a surprise at the table. There are no agent commissions on your side. Once you have closed, the repairs and the cleanout are ours to handle.

A note on the offer itself: it is based on what comparable properties nearby have recently sold for, minus what it will cost to bring yours to that standard. We will explain both halves of that calculation rather than handing you a number with no reasoning attached. If it does not work for you, that is a complete answer — there is nothing to cancel and nothing owed.
