- How much does it cost to get an offer?
- Nothing. The offer is free and there is no obligation to accept it. If you decide it is not right for you, there is nothing to cancel and nothing owed — you can walk away at any point before closing.
- Do I need to make repairs or clean the house out first?
- No. We buy houses in their current condition. You do not need to repair, clean, paint, or stage anything, and whatever you do not want to take with you can stay — furniture, appliances, and anything left in the garage or attic included.
- What kinds of property do you buy?
- Single-family houses, condos and townhomes, and small multi-family buildings of two to four units. We buy them occupied or vacant, renovated or badly in need of work. We do not buy mobile or manufactured homes.
- What areas do you cover?
- Pinellas, Hillsborough, Pasco, Manatee, and Hernando counties — the Tampa Bay area. If you are not sure whether your property is in range, call or send the address and we will tell you straight away.
- How fast can you close?
- You choose the closing date. Because we buy with cash, there is no lender timeline to wait on and no financing contingency, so the schedule is generally driven by what you need and by how quickly title work clears. Tell us the date you are aiming for and we will tell you honestly whether it is realistic.
- How do you decide what to offer?
- Two things: what comparable properties in your area have recently sold for, and what it will cost to bring yours up to that standard. We will walk you through both so the number is not a mystery.
- Do I pay commissions or closing costs?
- There is no agent commission on your side, because you are selling directly to us rather than listing. Closing costs vary by transaction — they are laid out in writing in your offer, so you can see exactly what comes off the top before you decide anything.
- What if I am behind on payments or the house is in foreclosure?
- It is still worth calling, and the sooner the better. A sale can sometimes resolve the situation before it reaches a judgment, but the options narrow as the timeline advances. We cannot give you legal advice, and if you are in an active foreclosure you should also speak with an attorney.
